When was the last time you had a professional look at your roof? Most homeowners only think about their shingles after a major storm or when a leak appears in the living room. At Midwest Storm Company, we believe in proactive maintenance and transparency. That is why we provide a comprehensive, 15-point Roof Health Report with every free inspection.

As an Owens Corning Platinum Preferred Contractor, we do not just glance at your house from the driveway. We get on the roof to evaluate every component of your roofing system, providing you with a data-driven "Total Health Score" that tells you exactly where your home stands.
Breaking Down the Roof Health Report 15-Point Checklist
We categorize the vital components of your roof into five key areas:
1. Shingle Health
We start by examining the actual skin of your roof. This includes looking for granule retention, which is the protective coating of your shingles. We also check for shingle pliability (to see if they have become brittle with age), storm impact from hail or wind, adhesion of the sealant strips, and any physical loss like missing or loose shingles.
2. Leak Defense
Your shingles are your first line of defense, but the "penetrations" are where leaks usually start. We inspect:
Pipe Boot Seals: Checking the rubber flashing condition.
Chimney and Wall Flashing: Ensuring metal seals are tight.
Valley Condition: Inspecting high-flow water areas.
Drip Edge: Verifying that water is being directed correctly into your gutters.
3. Air and Attic
A roof can fail from the inside out if it cannot breathe. We check your intake and exhaust ventilation for proper airflow. We also perform an attic moisture check for signs of mold, frost, or dampness, and verify the integrity of your wood to ensure there is no rot or sagging.
4. Drainage
Water belongs off your roof and away from your house. We evaluate gutter pitch and debris levels, as well as downspout clearance to ensure your foundation stays safe.
5. Exterior Factors
Finally, we look for mechanical abrasions, such as tree overhangs that might be scrubbing away your shingles.
What Does Your Total Health Score Mean?
After completing the 15 step checklist, we assign a score to each item on a scale of 1 to 5. This results in a Total Health Score:
Healthy Roof (65-75): Your roof is in great shape and likely only needs routine maintenance.
Repair Needed (40-64): There are specific vulnerabilities that need to be addressed to prevent a full replacement.
Urgent Replacement (15-39): Your roof's integrity is compromised, and you may need a full replacement or an insurance inspection to document damage.
Why Roof Age Matters for Your Insurance
Knowing the age of your roof is a critical factor for your insurance coverage. Most policies transition from Replacement Cost Value (RCV) to Actual Cash Value (ACV) as a roof hits the 15 to 20 year mark. This means if you have an older roof, your provider might only pay out a depreciated amount rather than the full cost of a new roof. By identifying your roof's estimated age during our Roof Health Report, we can help you understand your policy's standing before a storm even hits.
